I am buying a 108 year old victorian house. When I checked the chimney in the attic, it appears that the morter has turned to sand. The fireplace down on the first floor is covered with a board and I can’t see up the chimney. Any sugestions?

If you want to use the fireplace have a professional look at it.
The brick work can be re pointed but you must find out if the flue is clean and safe to use and meets the current codes.
the mortar can be tuck pointed back in but ONLY for looks,this should be looked at by a experienced contractor to see if it has a liner inside the chimney that is the proper size and height.hope this helps.
it sounds as though your chimney breast may have to be rebuilt, contact a bricklayer or builder and ask for an estimate.it could be a costly excersize and the thing is this that this problem should have been picked up by your surveyor. do not remove the board without advice it could be dangerous. hope this helps you.
