I built a tube grate for my fireplace with 6 – 2" tubes and a 250 CFM blower and when I build up a roering fire you can’t hold the back of your hand in front of one of the tubes long enough to say one thousand one before jerking it back. It is heating a 1200 Sq. Ft. house in 15 degree weather as long as I keep the fire going and I can get it hot enough in here to make us open the doors sometimes, but I was wondering how many BTU’s it is putting out?

I am very interested in a house for sale in massachusetts where I presently live. The house is like a raised ranch style with 4 bedrooms,3 bathrooms and a half an acre of fenced in property. It does not need much except a good interior painting. The asking price is 252,500 with 00 back from seller if there is an accepted offer by March 16th 2007. I need to know what I should offer for this home. It will be the first I have ever owned. It has been on the market for at least 5 months and a relocation company is handling the sale. Can someone help me ? The house is 1224 sq ft not including the finished family room w/fireplace and bathroom and bedroom downstairs, so I would guess that would make the sq ft to be around 1700 to 1800 sq ft. Can anyone help me figure out an offer?

Which is more efficient–a gas or electric fireplace?

We recently purchased a new home and the basement is quite cool as the heat rises. We want to purchase a fireplace/mantel package but we’re not sure which way is best. It would be simpler to purchase an electric one, but would gas be better in the long run? Which is going to heat the basement more efficiently? It’s approximately 1700 sq. ft. and we already have a gas furnace. Any suggestions?

I live in a trailer approximately 800 – 1000 sq ft and need a wood stove, but one that has a blower powerful enough to connect to a forced hot air system and enough Btus to get through the system. and preferably one that wont make me bankrupt.

Are the portable electric fireplaces any good?

I had considered buying a portable fireplace, an electric one. Has anyone had experience with these, in comparison to just a standard electric heater? I know that the fireplaces are essentially heaters, but are they just as effective (all things being equal, of course). I have a room that is around 130 sq. ft. My brother enclosed it last year (it used to be just an open back-porch), and he put in heating ducts, but it is still chilly in the room. I’d like to invest in a good heater, but not spend more than 0 on it.

We live in Nebraska and built our home last year. To keep costs down, we didn’t build in a fireplace and opted to have an electric type to move around instead. All the comps I have been doing have fireplaces/hearth rooms and I am hard pressed to find a home without a fireplace here. How much will that hurt when we sell? I know we may exclude certain buyers who absolutely want one, but it really wasn’t that important to us. I am just looking for a general figure…..our home is 4 beds, 2.5 baths and about 3000 sq ft with finished basement and 2 car garage, built in 2007 and bought for 177k.

How do I list For Sale by Owner etc?
